What is the size of a typical unit?

Each unit at the Dens is 1200 sq/ft with 300 sq/ft of potential mezzanine area. The bays are 24 ft wide x 50ft deep and can accommodate a wide variety of vehicles, motorhomes, boats, motorcycles or even a private art studio.

Is this a storage rental facility?

No. The Dens is a condominium development, specifically designed for private storage with a club atmosphere. All units are individually owned, but may be leased privately if the owner desires, as long as the tenant/s adhere to the general bylaws of the property.

Where are you located?

The Dens facility is located in the commercial park opposite Calaway Park. Follow Hwy 1 west from Calgary, exit left at Range Road 33, turn left at Commercial Drive and follow it to the end.

What is the price of a single bay?

Typical bays start from $275,000 and vary according to interior upgrades and additions, such as flooring, cabinets, car lifts, fixtures and mezzanine level. Included in the purchase price is a fractional share of the luxury clubhouse as well as the common landscaped / paved property. At the discretion of the other owners and/or management company, the clubhouse may be used for private functions, social gatherings, business meetings etc. The common paved area is the perfect venue for annual car club meetings, show and shine events and other vehicle related meets and displays.

Are there condo fees?

Yes. Just like a residential condominium there will be a management company and associated fees. The fee will cover all building maintenance, landscaping, snow removal, insurance and contributions towards the reserve fund.
